When deciding to repair or replace your roof, you should consider a few factors: The extent of damage – minor issues like a few missing shingles, or a damaged pipe boot can often be repaired. Still, extensive damage or an old roof nearing its lifespan might require a roof replacement.  How old is the roof, are these shingles even manufactured anymore, and cost-effectiveness of the repair if it may need additional repairs shortly?  You should always consider long-term costs and the current condition of your roof before deciding.

Residential reroof costs are influenced by numerous factors such as roof size and complexity. Materials used like metal or shingles, or even architectural shingles can impact costs considerably. Labor installation costs can vary based roof pitch, the height of the roof from the ground. In our market the suppliers will roof load the shingles before we get started, but in certain situations that is not possible, so the shingles may have to be hand loaded which could impact the labor costs. It is good to remember that quality materials and experienced labor can increase upfront costs but reduce long-term maintenance expenses.  

Roof installations must meet both local building codes and manufacturer specifications.  The codes are written every 2 years and will change from time to time therefore, we have to adapt the newly changing codes and manufacture requirements with the installation methods that are used to properly install your roof.  Compliance ensures safety, quality, and a valid warrant that will help protect you and your property. Contractors must adhere to these standards to guarantee a professionally installed and durable roof, that will last for decades to come.   

All jurisdictions require permits for roof replacements. It is crucial to check local regulations before starting any project to avoid legal issues and ensure safety and compliance. For all roofing and even some large repairs, we will obtain a permit before the work being done. Additionally, some historical districts and certain local municipalities require additional approvals and oversight from other review boards including your neighborhood HOA. It is always best practice to call your local municipality to find out what is required prior to starting any extensive project.  

The duration of a reroofing project depends on factors like roof size, complexity, weather conditions, and material availability. A typical residential reroof can take anywhere from one day, and some larger more complex projects may take days to a week or more.

Metal roofs generally cost more upfront due to material expenses and specialized labor. However, they offer durability and energy efficiency, potentially lowering long-term costs. Shingle roofs are more affordable initially but may require more frequent repairs and replacements over time.  Generally speaking, a metal reroof can cost 2 – 4 times more than a shingles reroof depending on the kind of metal roof, and the complexity of the project.

During a reroof project, we take precautions to protect your property. This includes using tarps to catch debris. Also, we set up sheets of plywood in sensitive areas to add additional protection. We go to great links to ensure the landscaping is safeguarded, and even securing gutters. Make no mistake, a residential reroof is a messy job, but it can be done in a way that minimizes disruption and leaves your property clean and undamaged once the roof is replaced. Finally, we are constantly using magnets to pick up nails that have escaped the tarps. On Average we run the magnets over the perimeter of the home 4 -6 times throughout the reroof process.

You are not required to be home; however, if you decide to stay home during the project, there may be a short period of time you will need to allow until the demo process to be completed and cleaned up. While you do not need to be home during the entire reroofing process, being available for key decision points or inspections can be beneficial. Either way we ensure efficient communication throughout the entire project.

Warranty periods vary depending on the type of repair or reroof. Repairs typically come with a shorter workmanship warranty, generally 1-2 years. Reroofing with new materials often includes warranties ranging from 15 to 50 years, depending on the manufacturer. Additionally, we offer workmanship warranties for full siding replacement and roof replacement projects. For example, the workmanship warranty for a new roof is 25 years.   

When comparing quotes, obviously cost is a way to compare different quotes, but I encourage you to look beyond the total cost. Ensure all quotes include detailed breakdowns of materials, labor, permits, and potential additional costs. Ensure that the roofing contractor or siding contractor you hire will be licensed and insured. Do not forget to evaluate the quality of materials and warranties offered. Make sure you have a complete understanding of the proposals you are comparing. Ask questions to clarify any differences, or confusion you may have. Most importantly, ensure the siding or roofing replacement bids meet your needs and investment amount.
